 Notes: (updated 6/10/24)


1. This is a two story home, prairie style. The lower level measures 34' wide x 32' deep plus a bump-out for the Mudroom/Laundry behind the kitchen.  We prefer 3' eaves, but that will depend on city codes.

2. The upper level on these plans measures 21.6' wide by 24 deep plus a 2' cantilevered bumpout at the front of the primary bedroom. . 

3. Ignore the rooflines when you look at the renderings done by the software.  I did the best I could with the software, but there are numerous glitches where one roof meets another that doesn't make sense.  Similarly, ignore dimensions that are slightly off.  

4. Stairway design. We would like 9 foot ceiling on main and 8 foot upstairs.  I am assuming we can use 16 risers at 7.5 inches each to reach the 10 foot floor above, thus 15 treads of 10 inches each.    
5. Note the 2' cantilevered bumpout in the upstairs bedroom to make our "morning sunroom".  I am envisioning using 3' of the stairway landing plus 2' bumpout, plus 20 inches for 2 treads (with still enough headroom below) yielding 6'8" little alcove.  

6. The original plans specified a 20x28 garage with a shed roof and one tall door for our tall van. But, 20' would probably not be deep enough for the van. Mike's first plan show a 22x32 garage with second story and back stairs.  We like the additional depth and a little bit of increase width, but prefer to limit the garage at 20x30' with 9 foot ceilings on the main level and an 8 foot door for the van and 7' door for the Suby.  (or one double door at 8 feet in height).  PLUS, we want the second story over the garage with 8 foot ceilings, left unfinished (eg. no plumbing) for storage and hobbies.  Hip roof like the house.  (But not necessarily the 3' eaves)

7. We'd like a wood stove, using a wall material that allows it to hug closer to the wall.  In our current house, the stove sits 20 inches into the room, and thus "steals" a lot of space from the LR.
