 Notes: (updated 6/10/24)


1. This is a two story home, prairie style. The lower level measures 34' wide x 32' deep plus a bump-out for the Mudroom/Laundry behind the kitchen.  We prefer 3' eaves, but that will depend on city codes.

2. The upper level on these plans measures 21.6' wide by 24 deep plus a 2' cantilevered bumpout at the front of the primary bedroom. . 

3. Ignore the rooflines when you look at the renderings done by the software.  I did the best I could with the software, but there are numerous glitches where one roof meets another that doesn't make sense.  Similarly, ignore dimensions that are slightly off.  

4. Stairway design. We would like 9 foot ceiling on main and 8 foot upstairs.  I am assuming we can use 16 risers at 7.5 inches each to reach the 10 foot floor above, thus 15 treads of 10 inches each.    
5. Note the 2' cantilevered bumpout in the upstairs bedroom to make our "morning sunroom".  I am envisioning using 3' of the stairway landing plus 2' bumpout, plus 20 inches for 2 treads (with still enough headroom below) yielding 6'8" little alcove.  

6. The original plans specified a 20x28 garage with a shed roof and one tall door for our tall van. But, 20' would probably not be deep enough for the van. Mike's first plan show a 22x32 garage with second story and back stairs.  We like the additional depth and a little bit of increase width, but prefer to limit the garage at 20x30' with 9 foot ceilings on the main level and an 8 foot door for the van and 7' door for the Suby.  (or one double door at 8 feet in height).  PLUS, we want the second story over the garage with 8 foot ceilings, left unfinished (eg. no plumbing) for storage and hobbies.  Hip roof like the house.  (But not necessarily the 3' eaves)

7. We'd like a wood stove, using a wall material that allows it to hug closer to the wall.  In our current house, the stove sits 20 inches into the room, and thus "steals" a lot of space from the LR.

  624 Grandview. These notes are a wishlist for our house to be built at 624 Grandview.  (updated after reviewing Mike Townes' initial plans, and further thought....) Note the photo above doesn't show the addition of a 2' cantilevered bumpout on the east part of the first story.  It does show the cantilevered bumpout on the second story.  Notes: 1. The lot is 51 wide at the road and 59 feet wide at the back, 129 feet deep.  2. It's important that we can drive from Grandview to the backyard, to store trailers, haul firewood, etc.  So, we decided to put the garage in the back. And we've left the house narrow enough (34') to allow  a 12' wide driveway to hug the east property line and to position a side entry garage behind the house, positioned 12' from the back of the house (not counting the 6x6 laundry room).  The 12' "courtyard" between the house and garage will be our "private Idaho", a place for privacy for the hottub, chairs, B...

Stairway Detail to achieve larger kitchen

 I'd like a bit more room in the kitchen, 11' E/W width by 13' (or 14') N/S depth.  To achieve this: we'd like a stairway with a 3x3 landing at the bottom plus 14 10-inch treads: 7.5 inch rise to reach the 10' second story.  By having the stairs snug up to the front of the house, that leaves more room for a larger kitchen at the back.    In addition, even more room can be allocated for the kitchen by having a hallway that tucks "under" the stairway by a bit.  By designing a dropped ceiling (8') in the 3x3 hallway to the bedrooms (which is tucked under the top of the stairs), more space is available for a larger kitchen. Designing for 3' eaves (hopefully)

 The prairie style has deep eaves.  A good example is a house in White Salmon at 737 Tohomish which has 3' eaves. In particular, the garage is placed on the west 5' setback line and has 3' eaves. We are using this house as the model of what we'd like to build in this regard.  I have a question in the White Salmon asking if we are permitted such 3' eaves.   House at 727 Tohomish White Salmon
